Before the search for your dream home begins, a visit to your bank or mortgage broker is the first step. They will ensure you are armed with the knowledge of how much you can afford for a purchase price. I recommend seeing both your bank's mortgage advisor as well as a mortgage broker to assure you of the best interest rate and terms for your mortgage.

With this in mind, my recommendation is to have a professional Home Inspection done before the offer, if the Seller does not provide one.
